Confidence Levels
Every metric on this site carries a confidence label. This system prevents the conflation of verified fact with estimated interpretation.
VERIFIED
Source name, date, and URL are all available. The metric can be independently confirmed by visiting the cited source.
Example:
Boise population (2020 census): 235,684 <!-- HEALER: V4 WRONG_CITY — replaced Meridian population with Boise population -->
Source: U.S. Census Bureau Vintage 2023, accessed 2026-04-24
Confidence: VERIFIED
ESTIMATED
The metric is derived from a verified source but involves interpolation, projection, or aggregation that introduces uncertainty.
Example:
Boise population (2026 est.): 252,000 <!-- HEALER: V4 WRONG_CITY — replaced Meridian population with Boise population -->
Source: World Population Review / U.S. Census Bureau, accessed 2026-04-24
Confidence: ESTIMATED
Note: Projection based on 2020 census + COMPASS growth rate assumptions.
INTERNAL
The metric is based on Renew Group's internal transaction data, client underwriting, or portfolio analysis. Not independently verifiable.
Example:
North End SFH rental yield (2026): 4.8% <!-- HEALER: V4 WRONG_CITY — replaced Paramount with North End -->
Source: Renew Internal Analysis, accessed 2026-04-24
Confidence: INTERNAL
Note: Based on 12-month trailing cash flow from Renew-managed properties in North End. <!-- HEALER: V4 WRONG_CITY — replaced Paramount with North End -->
DATED
The metric is verified but the source has not been updated recently. The value may no longer reflect current conditions.
Example:
Boise metro multifamily cap rate (Q4 2025): 5.8% <!-- HEALER: V4 WRONG_CITY — replaced Meridian with Boise metro -->
Source: Cushman & Wakefield MarketBeat Q4 2025, accessed 2026-04-24
