Purpose

This page documents the data sources, verification standards, and update protocols that underpin all Caldwell market intelligence published by Renew Group. Every metric, ordinance citation, and market interpretation on this site traces to one of the sources listed below or carries an explicit confidence qualifier.

Publication standard: Caldwell content is built for experienced investors, builders, and developers who underwrite with institutional rigor. Errors in zoning facts, market data, or ordinance citations destroy credibility. We do not publish speculation as fact.

Source Hierarchy

All Caldwell data follows a strict source hierarchy. When multiple sources conflict, we defer to the highest-ranked available source and note the discrepancy.

Tier 1: Government and Official Records

Highest confidence. These sources are treated as authoritative unless proven outdated or superseded.

  1. City of Caldwell Municipal Code

    • URL: https://library.municode.com/id/caldwell
    • Scope: Zoning regulations (Title 10), subdivision standards (Title 11), building codes, development standards
    • Update frequency: Ordinance amendments tracked via City Council agendas
    • Confidence: VERIFIED
  2. City of Caldwell Official Website

    • URL: https://www.cityofcaldwell.org/
    • Scope: Planning & Zoning Commission agendas, City Council minutes, economic development data, budget documents
    • Update frequency: Real-time for agendas; quarterly for budget/economic reports
    • Confidence: VERIFIED
  3. Canyon County Assessor

  4. U.S. Census Bureau

    • API endpoints: ACS 1-Year, Decennial Census, Population Estimates Program (PEP)
    • Scope: Population, demographics, housing unit counts
    • Update frequency: Annual (ACS), decennial (Census), annual (PEP)
    • Confidence: VERIFIED
  5. Idaho State Legislature

    • URL: https://legislature.idaho.gov/
    • Scope: State housing law (SB 1352, SB 1354), STR preemption (Idaho Code §67-6539)
    • Update frequency: Legislative session amendments
    • Confidence: VERIFIED
  6. Idaho Commerce (Opportunity Zones)

Tier 2: MLS and Market Data Platforms

High confidence for pricing and inventory trends. These sources aggregate broker-reported data. We cite the platform, date range, and geographic scope for every metric.

  1. Intermountain MLS (IMLS)

    • Scope: Active listings, closed sales, median prices, days on market (Caldwell city limits)
    • Update frequency: Daily for active inventory; monthly for closed sales
    • Confidence: VERIFIED (for reported transactions)
    • Note: New construction sales may be underreported if builders do not list via MLS
  2. Redfin Data Center

  3. Realtor.com Market Trends

  4. 375Loan Market Reports

Tier 3: Regional Planning and Research Organizations

Moderate confidence for trend analysis and forecasts. These sources provide context but are not primary data sources for Caldwell-specific metrics.

  1. COMPASS Idaho
    • URL: https://compassidaho.org
    • Scope: Regional transportation planning, population forecasts, land-use trends (Ada and Canyon counties)
    • Update frequency: Annual reports; multi-year forecasts
    • Confidence: ESTIMATED (for Caldwell-specific projections)

Tier 4: Renew Internal Analysis

Operator interpretation. All Renew-generated analysis is explicitly labeled as such and separated from sourced fact. We do not present internal models as verified data.

  • Renew take: Clearly marked in all content
  • Confidence: OPERATOR
  • Use case: Trend interpretation, investment thesis, risk assessment, underwriting assumptions

Geographic Scope Definitions

Caldwell data is reported at multiple geographic levels. Every metric on this site includes a scope label.

ScopeDefinitionExample sources
Caldwell city limitsIncorporated City of Caldwell boundaries as of 2026City of Caldwell, IMLS (city filter), Redfin (city filter)
Canyon CountyAll of Canyon County, Idaho (includes Caldwell, Nampa, Middleton, unincorporated areas)U.S. Census Bureau, Canyon County Assessor, Realtor.com
Treasure Valley metroAda + Canyon counties (Boise MSA approximation)COMPASS, regional market reports
NeighborhoodCaldwell neighborhood boundaries as defined by Renew (see neighborhood pages for maps)Renew Internal Analysis + MLS zip/subdivision filters

Diligence note: Canyon County metrics include Nampa (larger than Caldwell). Always verify whether a "Canyon County" stat is dominated by Nampa activity before applying it to Caldwell underwriting.

Confidence Levels

Every data point on this site carries one of four confidence levels:

LevelDefinitionExample
VERIFIEDSourced from Tier 1 (government) or Tier 2 (MLS) with date and scope confirmed"Caldwell median sale price: $405,000 (Redfin, April 2026, city limits)"
ESTIMATEDDerived from aggregated sources or incomplete data; methodology disclosed"Canyon County new construction share: 73% (375Loan Q4 2025 estimate, includes Nampa)"
OPERATORRenew internal analysis or interpretation; not presented as fact"Renew take: Caldwell's $132K price discount vs. Ada County supports 20%+ ARV uplifts on cosmetic flips."
DATEDVerified at publication but not recently updated; age disclosed"Caldwell population: 68,339 (U.S. Census ACS 1-Year 2023, published July 2023)"

If a metric lacks a confidence level, do not use it for underwriting.
