A flip, for us, is a single-family acquisition where value creation comes from rehab, repositioning, and disposition. Not from long-hold appreciation. Scope ranges from cosmetic (paint, floor, kitchen, bath) to heavy (mechanicals, envelope, additions). We work with investors at every scope.
